How to Prepare Your Home for Sale in Michigan

9 Things to Do Before You List + FREE Pre-Listing Guide!
Thinking about selling your home in Mid-Michigan? Here's what you should do BEFORE that For Sale sign goes in the yard! ๐ก
Selling your home is exciting, but let's be real, it can also feel a little overwhelming! Between figuring out what your home is worth, deciding what needs to be fixed, getting everything ready for photos, and planning your next move, there's a LOT to think about.
Here's the good news: You don't have to figure it all out on your own, and you definitely don't have to do everything at once!
Whether you're preparing to sell your home in Grand Blanc, Flushing, Davison, Swartz Creek, or anywhere in Mid-Michigan, getting a head start can make the entire selling process feel a whole lot easier.
That's exactly why I put together my FREE Pre-Listing Guide, to help homeowners start preparing before they're ready to put their homes on the market.

1. Start Preparing BEFORE You're Ready to Sell
One of the biggest misconceptions I hear from homeowners is that they shouldn't contact a Realtor until they're ready to list their home.
Please don't wait that long!
Ideally, I'd love to talk with you three to six months before you're planning to sell. That gives us time to discuss your goals, evaluate your home's current condition, and create a realistic plan.
Maybe you're wondering whether you should replace the carpet, paint the living room, update the kitchen, or tackle that never-ending list of little repairs.
Before you spend thousands of dollars, let's talk!
Not every improvement will increase your home's value enough to justify the cost. Sometimes the little things make the biggest difference.
2. Declutter Your Home Without Losing Your Mind
I know, I know. Nobody wants to hear that they need to declutter! ๐คฃ
But when preparing your Michigan home for sale, this is one of the simplest and most affordable things you can do.
Buyers want to envision themselves living in your home. When countertops are crowded, closets are overflowing, and every room is filled with personal belongings, it can be harder for them to appreciate the space.
Start with the areas buyers notice most:
-
Kitchen counters and cabinets
-
Bathrooms and vanities
-
Bedroom closets
-
Living areas
-
Entryways and storage spaces
My advice? Don't try to tackle your entire house in one weekend.
Start with one room, one closet, or even one drawer at a time.
And remember, we're not trying to erase everything that makes your house a home. We're simply making it easier for buyers to imagine making it theirs.
3. Make Small Repairs Before They Become Big Questions
You know that loose doorknob you've been meaning to fix for two years? Or the bathroom faucet that drips every once in a while?
Now is a great time to address those things!
When buyers tour a home, small maintenance issues can sometimes make them wonder whether there are larger problems they can't see.
Walk through your home and look for:
-
Leaky faucets or running toilets
-
Loose handles and hardware
-
Damaged trim or baseboards
-
Burned-out light bulbs
-
Scuffed walls and chipped paint
-
Doors that don't close properly
-
Visible signs of deferred maintenance
You don't necessarily need to renovate your entire home before selling.
In fact, I strongly recommend talking with your Realtor before starting expensive projects.
Your money may be better spent elsewhere, depending on your home's condition and the current Mid-Michigan real estate market.
4. Don't Underestimate the Power of a Deep Clean
A clean home can make an incredible first impression.
And I'm talking about more than just vacuuming and wiping down the counters!
When preparing your home for listing photos and showings, pay special attention to areas that are easy to overlook.
Think baseboards, windows, ceiling fans, light fixtures, vents, cabinets, and appliances.
If you have pets, consider whether there are lingering odors or areas that need extra attention.
And don't forget about the windows! Natural light can make rooms feel brighter, more open, and more inviting.
The goal isn't perfection. It's helping your home look and feel well cared for.
5. First Impressions Start Before Buyers Walk Through the Door
Let's talk curb appeal! ๐ท
Before buyers ever see your kitchen, bathrooms, or bedrooms, they're already forming an opinion about your property.
And yes, that first impression matters!
Fortunately, improving curb appeal doesn't always require an expensive landscaping project.
A few simple improvements can go a long way:
-
Mow the lawn and trim overgrown bushes.
-
Remove weeds and tidy landscaping beds.
-
Sweep walkways and clean the front porch.
-
Wash exterior windows and doors.
-
Add seasonal flowers or simple decorations.
-
Make sure your house numbers are visible.
Michigan homeowners also have to consider the season.
A home listed in October might benefit from tidy landscaping and a welcoming fall entrance, while a winter listing may require extra attention to snow removal and safe walkways.
You want buyers to feel welcomed before they even open the front door!
6. Price Your Home Based on the Market, Not Just an Online Estimate
This one is BIG.
When homeowners start thinking about selling, one of the first things they do is search online to see what their house might be worth.
And while automated home value estimates can provide a starting point, they don't always tell the whole story.
Your home's value depends on several factors, including:
-
Location and neighborhood
-
Square footage and layout
-
Property condition
-
Updates and improvements
-
Comparable recent sales
-
Current buyer demand
-
Competing homes on the market
What a home sold for two years ago doesn't necessarily tell us what buyers will pay today.
As a Mid-Michigan Realtor, I help homeowners evaluate comparable properties and current market conditions to develop a pricing strategy tailored to their home.
The goal isn't just to get your home listed. It's to position it competitively from the very beginning.
And pricing correctly doesn't automatically mean pricing low. It means understanding the market and making an informed decision.
7. Professional Marketing Matters
Here's something I want every homeowner to understand:
Putting your home on the MLS is not the same thing as having a complete marketing strategy.
Your home deserves more than a few quick phone pictures and a generic property description!
Professional photography, thoughtful presentation, an engaging listing description, and online exposure can all help buyers understand what makes your property special.
Depending on the home and marketing plan, video, social media, and other promotional tools may also be useful.
When we work together, we'll discuss how to highlight your property's strongest features and present it to potential buyers.
After all, you've invested a lot into your home. Let's make sure its presentation reflects that!
8. Have a Plan for Showings and Your Next Move
This is one of those things homeowners don't always think about until their house is already on the market.
Where will you go during showings? How much notice will you need? What happens if you receive an offer sooner than expected?
And if you're also buying another home, how will the timing work?
These are conversations worth having early.
We'll discuss your ideal timeline, your priorities, and what you need from the sale so you can make decisions with a plan rather than feeling rushed.
Because selling a home isn't just about the property.
It's about what comes next for YOU.
