Buying Your First Home in Michigan? Here's Where to Start!

Your Step-by-Step Guide to Becoming a Michigan Homeowner
Thinking about buying your first home in Michigan but have absolutely NO idea where to start?
First of all, you're not alone! β€οΈ
Between credit scores, down payments, mortgage lenders, preapprovals, inspections, and all the other real estate terms being thrown around, buying your first home can feel a little overwhelming.
And if you've been Googling "How do I buy a house in Michigan?" only to end up with 47 open tabs and even more questions... I get it. π
But here's the good news: Buying your first home doesn't have to be confusing, and you certainly don't have to figure it all out by yourself!
As a Mid-Michigan Realtor, one of my favorite things is helping first-time homebuyers understand the process BEFORE they're standing in a house wondering what happens next.
So, let's break it down!
Step 1: Find Out What You Can Comfortably Afford
Before you start falling in love with houses on Zillow (we've all been there! π), let's talk about your budget.
And no, I'm not just talking about what a mortgage lender says you qualify for.
I'm talking about what you can comfortably afford every month while still enjoying your life.
Your monthly housing payment may include:
-
Mortgage principal and interest
-
Property taxes
-
Homeowners insurance
-
Mortgage insurance, if applicable
-
HOA fees, if applicable
You'll also want to think about utilities, maintenance, and unexpected repairs.
Just because you're approved for a $300,000 home doesn't necessarily mean you should spend $300,000.
My advice? Start with a monthly payment you're comfortable with and work backward from there.
Step 2: Talk to a Mortgage Lender EARLY
One of the biggest misconceptions I hear from Michigan first-time homebuyers is that you shouldn't talk to a lender until you're ready to buy.
Nope! Let's change that thinking.
In fact, I recommend starting your homebuying preparation 3-6 months before you actually want to purchase a home.
Why?
Because a good mortgage lender can help you understand your credit, income, debt, savings, and available financing options.
And if something needs a little work before you qualify? You've given yourself time to make improvements!
When you're ready to start seriously shopping, your lender can help you get preapproved.
A mortgage preapproval gives you a clearer idea of your buying power and helps sellers understand that you've taken steps toward securing financing.
You don't need perfect finances to start asking questions. You just need a starting point!
Step 3: Explore Michigan First-Time Homebuyer Programs
Here's something that surprises a LOT of people.
You do NOT necessarily need 20% down to buy a house in Michigan!
Depending on your financial situation and eligibility, you may have several options.
FHA Loans
FHA loans can be helpful for buyers who need more flexible credit qualifications. Eligible borrowers may qualify with a down payment as low as 3.5%.
Conventional Loans
Some conventional mortgage programs allow qualified first-time homebuyers to purchase with as little as 3% down.
VA Loans
Eligible veterans, active-duty service members, and certain surviving spouses may qualify for VA home loans with no down payment required.
USDA Loans
Certain eligible rural properties and qualified buyers may qualify for USDA financing with no down payment.
MSHDA Down Payment Assistance
The Michigan State Housing Development Authority (MSHDA) offers programs that may help eligible homebuyers with down payment and closing costs.
Program availability, assistance amounts, income limits, and eligibility requirements can change, so it's important to review your options with a participating lender.
The takeaway? Don't assume you can't buy a home just because you haven't saved tens of thousands of dollars.
Let's find out what options are actually available to YOU.
Step 4: Find a Realtor Who Will Educate You, Not Pressure You
Buying your first home is a BIG deal.
You deserve someone who will explain the process, answer your questions, advocate for your interests, and make sure you understand what you're signing.
That's exactly why I offer FREE one-on-one homebuyer seminars! β€οΈ
These are personalized sessions where we sit down together and walk through the homebuying process from start to finish.
We'll talk about:
-
How buying a home in Michigan works
-
Mortgage loans and down payment options
-
What to expect when touring houses
-
Making an offer and negotiating
-
Home inspections and appraisals
-
Closing costs and the closing process
-
What happens after you get your keys!
And the best part?
They're completely FREE, with no strings attached and absolutely no pressure to buy right away.
Whether you're hoping to purchase next month or next year, I want you to feel educated, prepared, and confident about your next steps.
Because you shouldn't have to make one of the biggest financial decisions of your life while feeling completely lost.
Step 5: Start Shopping for Your First Home!
Okayyyy, now for the FUN part! π‘π
Once you've established your budget, explored financing, and gotten preapproved, it's time to start looking at homes!
But before we schedule 15 showings in one weekend, we'll talk about what actually matters to you.
Think about your must-haves versus your nice-to-haves.
Maybe you need three bedrooms, a fenced backyard, or a shorter commute. Maybe you'd love a finished basement, but it's not a dealbreaker.
We'll also look at property taxes, condition, location, and whether a home fits your long-term plans.
Remember, pretty pictures are great, but the right home needs to make sense for your lifestyle AND your budget.
Step 6: Make an Offer and Navigate the Homebuying Process
Found a house you love? YAY! π
Now we get to work.
I'll help you understand comparable home sales, discuss an offer strategy, and walk you through the contract terms.
If your offer is accepted, there are still several important steps before closing.
Depending on your contract and financing, these may include a home inspection, appraisal, final loan approval, title work, and a final walkthrough.
I'll help you understand what happens at each stage, what decisions need to be made, and what deadlines matter.
And when everything is complete?
It's time to get those KEYS! π

No! Different mortgage programs have different credit requirements. A lender can help you determine which options may fit your situation.
